This summer the Lake Tahoe real estate markets have been buzzing with buyer activity, which is much welcomed considering all the doom and gloom you hear in the news about the economy and real estate.  Tahoe home buyers have been very active due to historically low interest rates, soft home pricing, and motivated sellers which has created great opportunities in this majestic region of California.  Many buyers have also noted that with the volatility in the stock markets, the Tahoe housing market is a great place to invest for the long term.

 

Statistics: The statistics below are on a year over year basis for single family homes (lakefronts excluded) in the greater Truckee and N. Lake Tahoe region, MLS areas 1-9.

Year over Year Stats (Jan1st – Sept 22nd)

Average Price: down 13.58% from $613K to $529.7K
Median Price: down 8.5% from $470K to $430K
Number of Sales: up 7.5% from 517 to 559
Days on Market: are down 6.19% from 113 days to 106 days

These statistics show that pricing is still soft, marketing times are getting shorter and confirm that buyer activity continues to increase.  With increased buyer activity it is no wonder that marketing times would shorten.  You would think that with supply and demand coming into alignment we would see more stability in the market.  Unfortunately with all the Short Sales and REO’s (distressed sales) we have a 3rd variable which is keeping the greater Tahoe markets from recovery.

The chart below shows the Truckee/N. Tahoe real estate stats from 2006 to Present.  Notice that the sales volume has sharply increased over the last 3 years as housing affordability has increased.

Even though the current market would be considered a “Buyers Market”, it is not the traditional buyers market that people envision as there are lots of people competing for the best priced/highest quality homes available.  Many of my buyers have looked at homes in the areas they want to live and come up disappointed in the inventory as many of the homes available have issues relating to differed maintenance, incomplete remodeling, sub-par remodeling, funky floorplans, etc.  These buyers then wait for a quality home that meets their needs to come on the market.  Guess what thought, there are dozens of other buyers that are in the same situation, so when quality homes come in the market, they often sell quickly and most of the time there are multiple offers.  So even though it’s a buyers market, timing is everything, and the huge discounts people anticipate are not always available on quality homes in the Lake Tahoe region.

KSL and East West Partners are Teaming Up to Persue Real Estate Opportunities

204305 10150163115230489 837175488 6486214 7601338 o KSL and East West Partners are Teaming Up to Persue Real Estate Opportunities East West Partners and KSL Capital Partners have announced that they will be teaming up to work on real estate development opportunities and acquisition opportunities, not only in Lake Tahoe but throughout the United States.

KSL Capital Partners purchased the Squaw Valley USA ski resort in December of 2010 from the Cushing family who developed the ski resort in the 1940′s and opened the resort in 1949.  Shortly after the acquisition KSL announced that they would be spending $50M on capital improvement projects with a focus on infrastructure, Village amenities, and culinary services.

East West Partners are know in Tahoe for their development of Old Greenwood, Gray’s Crossing, The Village at Northstar, Northstar Highlands, and the Ritz Carlton.

These 2 Colorado based companies have worked on many projects over the years, most notably the at the Vail and Beaver Creek resorts.  It would appear that once again they will be working on another potentially lucrative real estate development opportunity right here in Tahoe.

“The partnership will be actively looking for existing and new development opportunities in first-class mountain, beach, and second-home resort real estate markets, seeking to capitalize on recent distress in these markets. Specifically, the partnership is targeting projects in need of completion, preferably ones with associated development opportunities”.Village+at+Squaw KSL and East West Partners are Teaming Up to Persue Real Estate Opportunities

In the above quote I find the line that states “targeting projects in need of completion” to be the most intriguing due to the fact that the Village at Squaw was only partially completed (Phase 1 and Phase 2) with 3 additional buildings yet to be constructed.  The completion of the Village was said to be halted due to water rights issues, which could have possibly been resolved over the years. Fortune Magazine’s April issue cover article is titled “The Return of Real Estate“, I guess KSL and East West feel that this is the time for more real estate development in Squaw Valley.

Who knows what’s in store for Squaw Valley, but it appears that in the coming years there will be a significant construction of some sort.  Rumors have also circulated about the possibility of KSL purchasing the Alpine Meadows ski resort and connecting the 2 resorts creating a mega resort.  Maybe this is the next project after the completion of the Village at Squaw.  What I do know is that Squaw Valley is changing, for better or worse.  Get ready, as it’s sure to be a wild ride.

Miracle March in Alpine Meadows – Lake Tahoe after the Storm

After receiving 200 inches in the last 2 weeks on top of an epic season, Lake Tahoe is buried! The upper mountain at Alpine Meadows now boasts a 297″ snow-pack with 172″ at the base lodge.  297 inches is 24.75 feet!  Year to date snow totals in Alpine Meadows are now at +/- 800 inches for the season, truly amazing.

111 Shoshone Ct  Olympic Valley  CA 96146 300x225 List Your Truckee Real Estate Now and Beat the RushIf you are thinking of listing your Truckee or Lake Tahoe real estate for sale this summer you might want to think twice about timing and consider listing now.  In the greater Lake Tahoe and Truckee real estate markets the summer is traditionally the busiest selling period but this year we are seeing a high amount of buyer traffic during the winter months and the current inventory levels are low which has created a great opportunity for sellers.

With 30 year conventional financing hovering around 4.6% to 4.9% many buyers are motivated to take advantage of interest rates that might not be around for long.  The uncertainty of the future lending environment has helped create a higher level of interest in Tahoe real estate than is typical for the winter months.  Buyers realize that if interest rates go from 4.6% to 5.6% (1 percentage point) they will have lost about 10% of their purchasing power.  This uncertainty is pushing buyers to start shopping a bit earlier than is typical, so if your thinking of selling make sure to use this to your advantage.

Right now I have a handful of Tahoe buyers that are having a hard time finding quality listings that meet their needs.  I know this sounds a bit wacky, but certain neighborhoods in Truckee and around the Tahoe Basin have very few listings at this time, especially when your clients are looking for homes that do not need a ton of work and are in “move-in” condition.  Quality listings are few and far between in certain price points and when quality homes come on the market in these price points we are seeing multiple offers and faster than average marketing times.

If you have a house that is in good condition, has a unique setting, views, or has a combination of all these attributes than I can help you sell your home quickly and for top dollar.  By listing your home now you are going to be about 1-3 months ahead of the competition which will help get your home showed more often and in turn will lead to more offers.  If you wait a few months to get your home on the market you are at risk of listing your home at a time when hordes of homes come on the market which will result in longer marketing times and lower offers.   So if your considering selling this summer we should talk and discuss how I can help you achieve your real estate goals.

2010 will be know as the year of the Lakefront!  This year N. Lake Tahoe doubled its lakefront sales from 11 in 2009 to 22 and the average price went from $3.95M to $4.81M.  This is very significant as it shows that the ultra luxury buyers felt that prices made sense in 2010 and that they could obtain the most valuable real estate for significant discounts.  This is significant for all aspects of the Tahoe/Truckee real estate sector as it is one of the first signs of stability within the market.

Review of the Overall N. Tahoe/Truckee Markets (SFR)
Average Price: up 5% from $685.5K to $724.8K% (+$39K)
Median Price: down 9.5% from $530K to $479.8K (-$50K)
Number of Sales: up 2% 728 to 743 (+15 sales)
Days on Market: down 6% from 121 to 114 (-7 days)

The average price is up, most likely due to a significant increases in Lakefront sales as well as other high end properties.  I think the higher sales volume and lower days on market help show that buyers are very active, are looking for the best deals possible, and are ready to jump on great values.  The historically low interest rates have helped to motivate buyers as these savvy investors are well aware that the cost of capital is going to increase in the near term.

In 2010 there were 211 REO and Short Sales with a median price of $384K representing or 28% of total sales which has had a significant impact on pricing and the overall market.  As long as distressed sales make up a significant portion of market sales we are susceptible to soft market conditions and further price reductions.

  • 22 Lakefront Sales in 2010 vs 11sales in 2009
  • Martis Camp had 70 property sales including 66 vacant lot sales with a total sales volume of $43M! Martis Camp also won 3 prestigious Gold Nugget Awards for: Best Private Club, Best Site Plan, and Community of the year.
  • Squaw Valley USA sold to Colorado’s KSL Capital! KSL has pledged to spend $50M on improvements over the next 5 years which will increase skier days and also improve property values in Squaw and Alpine Meadows.
  • Average SFR price up 5% in the overall Truckee/Tahoe Market
  • Median SFR pricing in Tahoe City(MLS Area 4) is up 2%
  • Sales volume is up in almost every neighborhood
  • Average 30 Yr Fixed interest rate of 4.68% in 2010, historically low rates.
  • The 1st phase of the Tahoe City Marina expansion was completed this summer adding 31 new boat slips and a 304′ rock crib pier.
